Hi, I would like to hear your opinion on this matter. There's a nice piece of good land approx 50 acres for sale in my area. Altough it's a bit on the expensive side I would probably be able to pay cash for it. However I was wondring if this is a good idea to do right now. Or would it be better to wait for the economy to slow down in the hopes for it to become cheaper? I don't want to get caught in a "land rush", when everybody realizes how valuable land is and is starting to snatch it up at all cost.

If it's good land with water, and you can buy it outright, I don't see why not. I'm looking for a similar thing right now.

Make sure that you don't need the money for something else (like paying off debt!). Smile

My wife and I are selling our bugout locale (5 riverfront acres on the Olympic Peninsula in Washington), but can't seem to find a buyer. We dropped the price to 20% below market and STILL no buyers. I simply can't believe no one has snatched it up, especially as it is stocked with a ton of post-peak goodies.

Based on my experience, now is a great time to buy because there are undoubtedly people selling stuff under value like me because of the soft market. Maybe you'll get lucky and buy from a peaker. Smile

I'll be coming up with a big sack of cash in the next few months. I'll be paying off what little debt I have remaining, then get my land. It is true I could wait a couple of years and get a better price, but I think the time would be better spent developing my homestead. Time is of the essence right now.

Buy land? Where? Is it arable? Many trees? Does it have a source of water? Is it located near roads, rivers, traintracks? Does it have a house? Wil you have the money to build a home, dig a well, alt energy for electricity? Do you have skills to manage the land without much fossil fuel input? Has it been tended as a farm or is it "rough land"? How old are you and how much energy do you have? Is your family on baord to try and work the land? Are you independently wealthy or will you still need to work after buying it? If so, how far is the commute? Etc, etc.

So many many questions before knowing the answer. Your asking a very complex question with many many variables. But good luck with your decision.

There will be a desire for land, but no demand as 90% of the population is going to be broke, bankrupt or just plain struggling to buy bus tickets to get to work, if they have work. If they're retired, the derivatives mess will wipe out their pensions. It's those pensioners in rural areas you want to keep your eyes on. They'll be selling their farms if they can, perhaps in exchange for room and board or some other arrangement.

Shitty suburban land will continue to decrease in price. But you do not want it. Good rural land is probably stable and stands a good change of increasing in value. But not in the desert southwest. Now is the time to buy good land under the right conditions (see thuja). Not land with a 'view.' Not land in the 'right neighborhood.' Not land the real estate industry wants you to have.

Look for bottom land with water not prone to flooding with sandy loam and plenty of top soil. Land near a distant small town with an agriculture community. Land with some trees that is out of strong winds. 10 acres of woodlot in cold climates. Not polluted. Away from cities and suburbia but close to transit or major highways.

But you don't want to go into debt or loose the property.

What can it do, What to do with it, and most especially What can you do?

I’m thinking there won’t be a land rush for quite a time because of the 3rd what above but I am no expert.

That's not to worry about, I have everything under control and worked out. My only question is if I should buy now or wait, let's say 0.5 or 1 year in anticipation of a economic slow down. Most people in the area commute to town (maybe 30) miles. I can imagine if things get tighter (oil price) most won't be able to afford to comute anymore and are forced to sell their land. Therefore I expect prices for land to fall. However as mentioned before I don't want to be caught in a land rush, where rich people (an there are plenty in the area, too) realize their stocks and bond won't feed them and they turn to land. Maybe just as an investment and then rent the land to farmers.
So again the question is simple. Will the price of farm land drop in the near future or will land become the new goldrush.

You assume people who rent farms will be able to make a go of it and honour the terms of their rental agreements. It's going to be chicken scratch all over, and farmers won't be spared, whether they're tenant or yeoman.

Wait....talk with land holders, etc....Here is something else to bare in mind, raw land holders are likely to be subject to increasing property tax, so be very careful. Arable land is the best long term investment, just hold your powder.

If you think you can outguess the markets you will probably be wrong, most certainly if you are asking that question here..

If you can work land that is workable and which you own, you will almost certainly be right.

In my opinion, owning land is too important to risk waiting if you're able to get a good piece now without leaving yourself too destitute to do anything with it.

Ask yourself 'why do you want to buy land?'

Investment (long term or short term)?
Just to have it?
A place to build a future?
Have you been looking long?

Depending on your reason(s), you should pull the trigger, or wait.

If it is a 'need' and not a 'want' maybe you should.

As mentioned above, the land itself should pass muster based on its pros/cons.

If you had asked about a house in the burbs, well, we all know that answer.

If it's nice land, buy it. There will not be a better time. If you can own it out right, you'll figure out a way to live on it. Now is the time to prepare a bug out spot, or a homestead. Get to know the neighbors, establish yourself. The price of the land may go down, but the time you put in getting the place together is worth any money you might save. I don't think it will go down in value. The dollar is tanking too fast. Rural land is holding it's value. Good agricultural land is going up in price. Just make sure you have some put away for the taxes.

I bought a woodlot about 6 years ago with a friend. It now seems like the smartest thing we ever did. It provides maple syrup, wood and lots of fun. I go up there and hunt every day lately. I love it. We put energy into the place, and it pays us back.

I'm of the "buy now - time is of the essence" school of thought. I've been watching rural land prices in my area (mid-southeast US), and they seem to only be steadily creeping upwards. It's a slow trend, but it's seemed pretty consistent.

My 25-acre purchase is about three months away.. and as soon as the purchase is sealed, the fruit trees and berry bushes will be planted.
